First Time Home Buyers

Land Transfer Tax applies to all transfers of land in Ontario.


First-time homebuyers may be eligible for a refund of all or part of the tax. For transfers where:

the agreement of purchase and sale was entered into after December 13, 2007, the refund applies to all homes, whether newly constructed or resale.

the agreement of purchase and sale was entered into before December 14, 2007, the refund only applies on the purchase of a newly constructed home.


Applications for a refund must be made within 18 months after the date of the transfer.

December 2012 Market Watch

Second-Best Year on Record for Sales
January 5, 2012 -- Greater Toronto REALTORS® reported 4,718 transactions through the TorontoMLS® system in December 2011. The December result capped off the second-best year on record under the current Toronto Real Estate Board (TREB) boundaries. Total sales for 2011 amounted to 89,347 – up four per cent in comparison to 2010.“Low borrowing costs kept Buyers confident in their ability to comfortably cover their mortgage payments along with other major housing costs,” said TREB President Richard Silver. “If Buyers had not been constrained by a shortage of listings over the past 12 months, we would have been flirting with a new sales record in the Greater Toronto Area,” added Silver.The average selling price in December was $451,436 – up four per cent compared to December 2010. For all of 2011, the average selling price was $465,412, an increase of eight per cent in comparison to the average of $431,276 in 2010.“Months of inventory remained below the pre-recession norm in 2011. Very tight market conditions meant substantial competition between Buyers and strong upward pressure on selling prices,” said Jason Mercer, TREB’s Senior Manager of Market Analysis.“TREB’s baseline forecast for 2012 is for an average price of $485,000, representing a more moderate four per cent annual rate of price growth. This baseline view is subject to a heightened degree of risk given the uncertain global economic outlook,” continued Mercer.

Pickering Mayors Gala 2011

PICKERING MAYOR'S GALA 2011

Well everyone on Saturday, I had the extreme pleasure of attending the Mayor's Gala in Pickering with our Regional Councillor Peter Rodrigues.  It was a fabulous affair at the Pickering Rec Centre. 

As many of you are aware, this was Pickering's BiCentennial Year.  All of the funds raised for this year's Gala went directly back to the community to support those in need. For example, Epilepsy Durham Region is committed to promoting independence and optimal quality of life for individuals living with epilepsy; the Children's Wish Foundation provides a once in a lifetime experience for children diagnosed with life threatening illnesses; and FOOTPRINTS provides respite services for families with children diagnosed with Autism Spectrum Disorders (ASD). Finally, the Rouge Valley Ajax-Pickering Hospital will receive the remaining funds which will go towards the Image is Everything MRI campaign.

Greater Toronto REALTORS® reported 3,379 transactions through the TorontoMLS® during the first two weeks of November. This result represented more than a 13 per cent increase compared to November 2010. New listings were up 16 per cent over the same period.


The average selling price through the first 14 days of November was $481,548 – up by 10 per cent compared to the average of $437,510 reported for the first two weeks of November 2010.
